What do I have to maintain as a tenant?
You must examine, and maintain smoke detectors and fire extinguishing equipment. You must also maintain door locks, taps, toilets, electrical sockets and switches, loose fixtures and equipment. Loose furniture and equipment means, for example, all furniture belonging to the landlord, in addition to refrigerators and dishwashers. If you damage something, you are responsible for repairing it yourself.
If it is considered cheaper to replace an appliance or a piece of furniture than to repair it, it is the landlords responsibility to replace it. E.g. if a dishwasher has to be replaced because it is not profitable to repair it, it is the landlord's responsibility. However, if the dishwasher can be repaired by replacing one part, you are responsible for the maintenance.

What about damages after a fire, a lightning strike or a water leak?
The landlord is responsible for such accidental damage. But if you discover a water leak or fire, you must notify the landlord immediately and act to minimize damage outcome. For example, the tenant may be expected to turn off the main tap and dry up the water to prevent water damage.
Who is paying for the maintenance?
If it is your responsibility as a tenant to maintain something, you are also responsible for the cost.
